Purchasinga home is a large and ongoing financial commitment, and this can makethe prospect of financing it a little daunting. Fear not, we’re here towalk you through it!

Purchasing
Though anyone can visit neighborhoods to do some "window shopping," theserious buyer must be level 15 or greater to purchase a house.

You can make your purchase either through the Housing Broker NPCoutside each neighborhood gate, or at the "For Sale" sign in front ofyour desired house. The Housing Broker will show you every currentlyavailable house, and will also take you directly to any house on thelist you'd like to see.

Houses range in price, but the average prices for Eriador’s 3 different sizes are as follows:

Standard Personal Home – 1 gold to purchase

Deluxe Personal Home – 7 gold to purchase

Kinship Home – 15 gold to purchase

Maintaining
Purchasing your home is a very big step, but it's only the first one!Homes require ongoing investment to keep them in top shape. This upkeepfee will vary depending on the size and type of your home, butregardless of the amount, you'll want to make sure to budget for it,and to make your payments on time! Housing upkeep, like purchaseprices, will vary, but here is an average upkeep scenario:

Standard Personal Home – 50 silver weekly maintenance

Deluxe Personal Home – 150 silver weekly maintenance

Kinship Home – 300 silver weekly maintenance

You can manage your upkeep payment through the Housing ManagementPanel. Here, you can view the weekly payment amount for your house'supkeep, as well as the current amount of upkeep deposited, how farahead you have paid upkeep (you may pre-pay up to 6 weeks of upkeep),and when the next upkeep will be due. You can make payments here, too,using the "Deposit Upkeep" button.

Foreclosure
Watch out! Failure to pay your upkeep will result in warning noticesfrom the Housing Agency. If you fail to pay your upkeep, your housewill go into foreclosure. For most citizens, your home is your singlelargest asset, so you don't want this to happen. Should your house gointo foreclosure, all your belongings will be placed in escrow storagefor 1 week. You will be able to access items held in escrow throughyour local Vault-keeper. After 1 week, all unclaimed items will bedonated to local charities.
